The applicant is proposing to construct a large-scale industrial campus including one 895,000 square foot, one 1,200,000 square foot, and one 250,000 square foot building with associated tractor trailer, loading and separate employee auto parking, and supporting stormwater management (SWM) infrastructure. As proposed, the project would permanently impact 10.33 acres of wetlands and waters of the U.S. (WOUS). The proposed permanent impacts consist of 8.05 acres of palustrine forested (PFO) wetlands, 2.19 acres of palustrine emergent (PEM) wetland, and 0.09 acres of palustrine open water (POW). These proposed impacts will result from grading and fill associated with the construction of the planned industrial development, various access roads through the property to allow for safe and reliable flow of tractor trailers, stormwater management infrastructures, utilities and the construction of a paved parking lots associated with the proposed project.
