The project consists of the construction of a commercial development, 48 single family homes, 73 town homes, and associated erosion and sediment control structures, and wil permanently impact 1.46 acres of forested wetlands and temporarily impact 0.06 acre of forested wetlands and 0.18 acre of open water for the construction of roads, sanitary sewer lines, lots, low-impact development features, and a storm water pond. The purpose of the mitigation bank is to provide off-site compensatory mitigation for projects that result in unavoidable impacts to streams and other waters of the United States in the Rapidan-Upper Rappahannock Drainage basin.
