    TPC Silverbrook, LC proposes to construct a data center campus with the associated infrastructure. The proposed project will permanently impact 1.74 acre of palustrine forested wetlands (PFO), 0.01 acre of palustrine scrub-shrub wetland (PSS), 0.33-acre palustrine emergent wetland (PEM), and 645 linear feet of stream. In addition, 169 linear feet of stream are proposed as temporary impacts for the development. The applicant offers to compensate for 1.74 acre of PFO, 0.01 acre of PSS, 0.33-acre PEM wetlands, and 645 linear of stream by the purchase of 2.08 wetland credits and 2,264 Stream Condition Units (SCUs) from the Northern Virginia Stream Restoration Bank (NVSRB). In addition, the remaining 112 Compensation Credits (CC) will be purchased from Pipken Stream Mitigation Bank. Public comment should be received by the close of business on December 2, 2023.
